Initial Conversation

Getting in touch

When you make an enquiry — whether through the website, a referral, or a direct email — we'll respond the same day. We'll have a brief exchange to confirm the basics, and then send you a link to our booking page so you can choose a time that suits you. Morning, evening, lunchbreak — we'll work around your schedule, usually within a day or two.

The call

We block out up to an hour, though some calls take as little as fifteen minutes. We usually suggest a video call over Teams — it builds a better connection — but a phone call is fine if that's easier. You don't need to prepare anything. Most people know their rough numbers off the top of their head, and that's enough for us to work with.

The conversation covers your situation, your income, what you're looking to do, and where you want to be in a few years' time. We'll explain our fees, how we work, and what we don't do — so by the end, there's no uncertainty about what to expect from us. It should feel like a good conversation, not an interrogation.

What happens next

Straight after the call — the same day, usually within a couple of hours — we'll send you indicative figures: what you can borrow, estimated rates, and what monthly payments would look like. We do this while everything's fresh so there's no delay. Alongside the figures, we'll send a list of exactly which documents we need to move to the next step — tailored to your circumstances, not a generic checklist.

Documents & Decision in Principle

Once you return your documents, we pull the data from them rather than asking you to input it. Your exact income, your date of birth, your address history — we take all of that from the documents themselves. It's more accurate and it saves you time.

We run your Decision in Principle within 24 hours of receiving everything we need. A DIP confirms that a lender is willing, in principle, to lend you a specific amount based on an initial credit check and the information you've provided. It's not a guarantee — full underwriting happens later — but it gives you and any estate agents confidence that your borrowing is realistic.

If the DIP is approved, we'll email you the details: lending amount, any conditions, and what to expect next. If something unexpected comes up — a credit file issue, an affordability question — we'll message you with an invitation to discuss it. We won't call you out of the blue with bad news; we'll give you time to absorb it and then talk it through properly.

We recommend getting a DIP done as early as possible, even if you're not moving for months. It surfaces any issues early — credit file blips, thin credit history, unexpected complications — giving us maximum time to resolve them.

Full Application to Completion

This is where we do the heavy lifting. Once you've found a property and had an offer accepted, we handle everything from full application through to completion: managing the lender, chasing solicitors, updating your agent, and keeping you informed throughout.

Clean applications

We won't submit your application until we have every supporting document in hand. Payslips, bank statements, proof of deposit, employment contracts — whatever the lender will need, we have it before we press submit. This means the data on your application exactly matches the documents behind it. No guesswork, no back-and-forth with underwriters, no delays caused by missing paperwork.

If your case has any element of uncertainty — income that's borderline, a structure that's subject to underwriting discretion — we'll tell you upfront. We'll package it in the strongest way possible, but we'll never promise something we can't guarantee.

Keeping everyone informed

When people don't know what's happening in a property deal, that's when panic sets in. Our job is to make sure that doesn't happen. We keep the estate agent in the loop throughout, which feeds directly back to the vendor and keeps the chain moving. We chase solicitors, follow up with the lender, and diarise every next step so nothing sits forgotten for two weeks.

If there's a delay, we'll explain why and what we're doing about it. If we can't get back to you with a full answer the same day, we'll at least acknowledge your message and give you a timeframe. You'll never have to chase us.

Rate monitoring

Every two weeks, we review rates on all live cases that haven't yet completed. If a better rate appears with your current lender, we request the switch. If a better deal appears elsewhere, we'll weigh up the timing and logistics and advise you on whether it's worth making a change. You don't need to ask us to do this — it's part of the service.

We also review your protection needs alongside the mortgage. Many professionals have employer-provided life cover and income protection, but these typically lapse if you leave the firm. We'll highlight where your cover falls short and give you the option to put personal protection in place.

After Completion

The relationship doesn't end when you get your keys. Within a couple of weeks of completion, your adviser will call you for a debrief — to make sure everything went smoothly and to answer any remaining questions.

From there, we'll contact you before your mortgage deal expires to review your options. By that point, we already have your history, your documents, and a clear understanding of your income — so the remortgage process is faster and lighter than starting from scratch with a new broker. We'll compare a product transfer with your current lender against the wider market, and advise on which route makes more sense for your situation.

What You Can Expect

We don’t send you forms

We pull the data from your documents ourselves — income, date of birth, address history. You won’t be asked to input information we can get from the paperwork.

We don’t ask what we can find

If we can check Land Registry, look up your firm’s structure, or pull a figure from a payslip, we do. The less time you spend on admin, the better.

We don’t disappear between milestones

Every enquiry gets a same-day response. Every live case gets a fortnightly rate check. Every party in the deal — agent, solicitor, lender — is kept informed throughout.
